PVC, Composite, or Wood — Which Fascia Holds Up in NJ?
Fascia and soffit are exposed to every storm, every freeze-thaw cycle, every summer humidity wave. Material choice determines whether they last 10 years or 30+. Here’s what we install and where each makes sense.
- Cellular PVC (Versatex, AZEK). Won’t rot, warp, or feed termites. Looks like wood once painted. Slightly more expensive upfront but lasts 30+ years with no maintenance. Our default for fascia replacement on most homes.
- Engineered composite. Wood-fiber-and-resin product (LP, MiraTEC). Less expensive than PVC. Holds paint well and won’t rot, but can absorb moisture if the paint film is broken. Good middle option.
- Clear cedar or pine. Real wood. Beautiful, paintable in any color, and the historically authentic choice for older homes. Requires repainting every 5-7 years and good drainage detailing to prevent rot. Best when matching original architecture.
- Aluminum wrap. Used to clad existing fascia rather than replace it. Looks fine but hides whatever’s underneath — if there’s rot, it stays trapped. We prefer to replace and prime, then wrap if needed.
