What to Expect During Your New Roof Installation
A clean, well-run install is mostly about pace and protection. Here’s what a typical 2-day install looks like on a single-family NJ home — bigger or more complex roofs add a day or two, but the sequence is the same.
- Day 1 morning — Site prep & tear-off. Tarps go down on shrubs and walkways. Existing shingles, underlayment, and any rotten decking come off. We inspect the deck for soft spots before anything new goes back on.
- Day 1 afternoon — Underlayment system. Ice & water shield at the eaves, valleys, and around every penetration. Synthetic underlayment over the rest. Drip edge metal at every roof edge.
- Day 2 — Shingle installation & ventilation. Shingles are nailed to manufacturer pattern (4 nails minimum, 6 in high-wind zones). Step flashing at walls, new pipe boots, ridge vent installed.
- Final cleanup & walkthrough. Magnetic sweep of the lawn and driveway for stray nails. Debris is hauled off the same day. We walk the roof with you, point out everything we did, and answer questions on the spot.
Asphalt, Metal, or Designer Shingles — What’s Right for Your NJ Home
Most NJ homes do well with architectural asphalt. But there are situations where metal or designer shingles make more sense. Here’s the honest breakdown.
Architectural asphalt shingles. The standard for most NJ homes. 30-50 year warranties depending on brand and quality tier. Owens Corning Duration is what we install most often — good wind rating, solid algae resistance, looks better than 3-tab. Best balance of cost, durability, and curb appeal.
Standing-seam metal. Lasts 50+ years with almost no maintenance. Excellent in heavy snow zones because snow slides off. More expensive upfront (roughly 2–3x asphalt) but never needs replacement. Great for modern designs, lake houses, and homeowners who plan to stay long-term.
Designer / luxury shingles. Slate-look, shake-look, or premium architectural patterns. Significantly heavier and more expensive than standard asphalt. Best for higher-end homes where curb appeal drives the choice. We’ll tell you straight if your roof structure can support the weight without reinforcement.

Plan & Schedule
We review the blueprints, measure the roof, and coordinate your install date with your builder. We account for material lead times so nothing holds up the project.
Deck Prep
We inspect the sheathing, secure any loose panels, and confirm the deck is clean and ready to receive the roofing system. Any issues get flagged and corrected before we proceed.
Full System Install
Ice & water shield, synthetic underlayment, drip edge, flashing at all penetrations and valleys, ridge ventilation, and shingles — every layer installed in the correct sequence.
Final Inspection
We walk the roof before we leave, photograph the completed installation, and hand over all warranty documentation. The roof is ready for inspection and ready for weather.

Ideally 2–4 weeks before you need us on site. That gives us time to order materials and lock in the schedule. We work with your builder’s timeline — just give us the target date and we’ll make it work.
Everything from the deck up: ice & water shield at eaves, valleys, and penetrations; synthetic underlayment; drip edge; step and counter flashing; ridge vent; and your chosen shingle or roofing material. We don’t skip layers to hit a lower price.
Yes. We’re used to subcontracting on new construction projects. We coordinate directly with your GC on scheduling, site access, and inspection timing. We show up when we say we will and don’t hold up other trades.
The manufacturer warrants the materials (varies by product — we’ll walk you through the specifics) and we provide a separate labor warranty on the installation. All documentation is provided at job completion.
