What to Expect During Your New Roof Installation

A clean, well-run install is about pace, protection, and never burying a problem. Here’s the sequence we follow on a single-family NJ home — bigger or more complex roofs take more work, but the discipline never changes.

  • Site prep & tear-off. Tarps go down over shrubs and walkways first. Existing shingles, underlayment, and any rotten decking come off — and we inspect the bare deck for soft spots before a single new layer goes back on. Nothing gets buried.
  • Underlayment system. Ice & water shield at the eaves, valleys, and around every penetration. Synthetic underlayment over the rest. Drip edge metal at every edge. This is the layer that keeps water out long after the shingles are doing their job.
  • Shingle installation & ventilation. Shingles nailed to the exact manufacturer pattern (4 nails minimum, 6 where wind ratings call for it) — the difference between a warranty that holds and one that doesn’t. Step flashing at walls, fresh pipe boots, ridge vent installed.
  • Final cleanup & walkthrough. Magnetic sweep of the lawn and driveway for every stray nail. Debris hauled off, not left for you. We walk you through exactly what we did, hand over the warranty paperwork, and answer anything on the spot.

Asphalt, Metal, or Designer Shingles — We’ll Tell You What Actually Fits Your Home

Most NJ homes do well with architectural asphalt, but there are real cases where metal or designer shingles are the smarter call. Here’s the honest breakdown — the one a crew gives you when they’re not just trying to sell the most expensive option.

Architectural asphalt shingles. The workhorse for most NJ homes. 30–50 year warranties depending on brand and tier. Owens Corning Duration is what we install most — strong wind rating, solid algae resistance, and a sharper look than 3-tab. The best balance of cost and durability for the money.

Standing-seam metal. Lasts 50+ years with almost no upkeep and shrugs off what wears an asphalt roof down. It costs more to install (roughly 2–3x asphalt) but you may never replace it. The right call for homeowners who plan to stay put and want the last roof they’ll ever buy.

Designer / luxury shingles. Slate-look, shake-look, and premium architectural patterns. Heavier and pricier than standard asphalt, with the look to match. Best when you want a statement roof — and we’ll tell you straight whether your structure can carry the weight before you fall in love with it.

Plan & Schedule

We review the blueprints, measure the roof, and coordinate your install date with your builder. We account for material lead times so nothing holds up the project.

Deck Prep

We inspect the sheathing, secure any loose panels, and confirm the deck is clean and ready to receive the roofing system. Any issues get flagged and corrected before we proceed.

Full System Install

Ice & water shield, synthetic underlayment, drip edge, flashing at all penetrations and valleys, ridge ventilation, and shingles — every layer installed in the correct sequence.

Final Inspection

We walk the finished roof before we leave, photograph the completed install, and hand over every warranty document. It’s ready for inspection and built to stay sealed for the long haul.
