Fixed Skylights
The most common and affordable option. Brings in natural light without opening. Ideal for vaulted ceilings, hallways, and rooms where you just need brightness. Sealed unit — no moving parts to fail.
Venting Skylights
Opens to let hot air escape and fresh air in. Manual or electric options available. Great for kitchens, bathrooms, and top-floor rooms that trap heat. Some models include rain sensors that close automatically.
Tubular Skylights
Perfect for smaller spaces like closets, hallways, and bathrooms. A reflective tube channels sunlight from the roof into the room below. Minimal roof penetration, fast install, and surprisingly bright for such a small opening.
Installation, Replacement, and Leak Repair
New Skylight Installation: We cut the opening, frame the curb, install ice and water shield, set the skylight with the manufacturer’s flashing kit, and tie it into your existing roofing. The interior gets finished with proper drywall and trim so it looks like it was always there.
Skylight Replacement: Old skylights fog up, crack, or just leak because the seals are shot. We remove the old unit, inspect and repair the curb and flashing, and install a modern energy-efficient replacement. Most replacements are done in a day.
Leak Repair: If your skylight is leaking, it’s usually the flashing — not the glass. We diagnose the actual source, repair or replace the flashing, and make sure water is routing properly around the opening. No need to replace the whole skylight if the unit itself is fine.

We mark the opening, cut through the roofing and sheathing, and frame the curb to manufacturer spec. Ice and water shield goes around the entire perimeter before anything else.
Install & Flash
The skylight gets set into the curb and secured. Then we install the full flashing kit — step flashing, counter flashing, and saddle — integrating it with your existing shingles.
Finish & Inspect
Interior trim and drywall get finished. We do a water test, clean up, and walk you through everything. You get the manufacturer warranty plus our workmanship guarantee.

No. Skylights leak when they’re flashed wrong. The flashing is the whole job — if the step flashing, counter flashing, and ice and water shield are done to spec, a skylight is just as watertight as the rest of your roof. We’ve installed skylights that are still bone-dry 15 years later. The glass isn’t what fails; the install is.
We protect the room below, cut and frame the opening, set the unit with the full manufacturer flashing kit and ice-and-water shield, then finish the interior trim and drywall so it looks like it was always there. Modern skylights have Low-E coatings and argon gas fills that significantly reduce heat gain. Venting skylights help even more by letting hot air escape. We’ll also recommend blinds or shades if your skylight faces south and gets direct afternoon sun.
Most roofs can accommodate a skylight, but the pitch, rafter spacing, and attic structure matter. Flat or very low-pitch roofs need special curb-mounted units. We’ll assess your roof during the consultation and tell you exactly what’s possible.
Foggy glass means the seal between the panes has failed and moisture is getting in. Unfortunately, you can’t just replace the glass on most skylights — the whole unit needs to come out. The good news is modern replacements are much more energy-efficient than what you have now.
